Municipal Tax Measurements
The Challenge
Municipal jurisdictions require multiple area calculation methods for taxation purposes. The featured city mandated three distinct measurement approaches for residential floors: Floor Area Ratio (FAR) for calculating gross area, Occupiable Area excluding mechanical and service spaces, and Habitable Areas focusing on livable spaces like bedrooms and kitchens while excluding closets and corridors.
Incorrect application of these standards had resulted in inflated tax assessments, and the client had been paying taxes based on miscalculated measurements for years.
The Solution
Stevenson Systems interpreted the municipal measurement code accurately and remeasured the property. The firm utilized its proprietary Space Analysis tool with color-coded floorplates to visually communicate measurement distinctions and clarify area calculation discrepancies for municipal authorities.
The Results
The precise measurement and clear visual presentation achieved a successful tax revaluation, recovering over $125,000 in overpayments. The documentation provided a defensible record for ongoing tax assessments.
